Gates Lane is a new private road and new private 2 home enclave that is accessed from 92 Elm Street in Montclair. It is located 2.5 blocks south of Bloomfield Ave and is a short walk to Montclair's central business, transit and entertainment districts. It is uniquely positioned between Gates Avenue, Orange Road and Elm Street.
The Gates Ave side is bordered by two large renovated Victorian homes where Gates Ave turns up toward Montclair's "estate section". The Orange Road side (south border of the property) is a small protected forest. The Elm Street side features large Four Square style homes built in the early 1900's.

Each home features a large open Great Room/Dining/Kitchen area and has 4 bedrooms, 3 full baths and a 2nd floor laundry room. There is 3000 sq feet of living space plus a generous basement and large connected 2 car garage. The interior spaces are open, light filled and decorated with appealing soft colors, dark HW floors and beautifully coordinated tiles, countertops, appliances and fixtures.
Site Features and Common Aspects of All Homes
The landscape slopes from the rear of the property to the front. Each home has been custom designed to fit into vs dominante the landscape. Attractive sloping stone walls are used to create outdoor living spaces and enable large built in 2 car garages at ground level. All homes have an attractive front porch and rear deck designed by Sionas Architecture that match the unique character of that home.
GREEN BUILDING APPOACH
All homes have been custom designed and constructed using the highest quality and the latest building techniques and materials. Many practical sustainable approaches and features have been incorporated. For example each home is equipped with a 1000 gallon rainwater retention tank which is buried underground, fed by the rain gutters and can be used to water trees, shrubs and lawns. A "Superior Wall" foundation is used for all homes. This is a factory built component system using 10' wide poured concrete sections that are lifted into place at the site. These foundations are more costly but don't leak and come foam insulated with pre-cut channels for running wire and pipe.
The homes themselves are largely factory built, trucked to the site in sections and the main components are assembled by a crane and crew in a single day. Luxury features such as foam insulation, wood floors, tile, granite countertops and high end siding and trim are applied onsite. A factory built home is stronger and better built as their minimum standard walls are 6" thick and they are reinforced to travel by truck to the building site. All plumbing and electrical penetrations are sealed in the factory and these homes are inspected throughout the build process to meet current Energy Star guidelines. We take it a step further and apply 6" of closed cell foam (R38) to all roof rafters and roof areas.
Most people don't think about water and where it goes but if you are buying a home you should. Water is a homes worst enemy and solving water issues is expensive. We built in robust solutions so you don't have to worry. Our homes feature foundation drains, oversized gutters and box drains that keep water away from the house but still keep it on your property and not your neighbors. 4" heavy duty PVC drains connect to the rain water retention tanks. When those are filled - water overflows into large (20'x15'x10' deep) rock filled "seepage pits" so it can be safely absorbed in the ground. You can't readily see those tanks and pits now but they are there and keeping that water away from the new homes.
