Project History:

The home was an unaltered 1950 Colonial with 3 bedrooms/ 1.5 bath and has a large, south facing backyard with mature landscaping. The property is located on a dead end block leading into Brookdale Park. 

The purchase of the home was closed in late August 2015 and the redesign was completed by Sionas Architecture of Montclair in September 2015.  Building Permits were obtained in early November 2015.  The reconstruction of the home was completed in June 2016.

This home was completely stripped (inside and out) and reconstructed. Two significant additions were made: a second floor addition to the front over the garage/front door and a larger 2 story addition in the back that enabled an open Kitchen/DR/Great Room.  A 4th bedroom, master bath and closet, center hall, and vaulted entry were added along with all new insulation, plumbing, electrical and mechanical systems.  The basement was also fully finished.

This fully reconstructed energy efficient home was completed and put on the market for sale on June 21, 2016.   An offer was accepted on July 17 and the home was under contract on July 24, 2016. Closing was completed in mid September. 

Key Green Features and Benefits:

Passive Solar Design – The south facing back of the house is covered with windows.  Anderson windows and doors with “low E” glass minimize heat loss and meet EPA Energy Star V6 guidelines. Result: Exceptional light and solar heat gains in the winter.  The large roof overhangs block the direct sun in the summer.

Whole House Water Filtration - Multi stage system to reduce sediment, odor, lead, chlorine, VOC’s, viruses and bacteria from your water.  Result: Safer drinking water and much reduced exposure to chemical on your hair/skin when bathing or showering.

Whole House Thermal Shell - Separate exterior layer of foam board insulation under the siding. Closed cell foam insulation sprayed over the inside of all exterior walls, ceilings, attics and rim joints to provide a continuous air barrier around the entire home.  Result: The home is sealed and well insulated reducing your heating and cooling loads.    The house will be quieter and outside noise reduced.  The use of a ventilation system is enabled to control the quality of the indoor air.

 Energy Recovery Ventilation (ERV) – Stale air is removed and filtered fresh air is brought into the house. Result:  Reduction in exposure to dirt, dust and allergens inside the house.
